Build My Home Hub was designed with both you and the builder in mind. The Hub provides for a group of specialist small team local builders to cater for whatever style of home you may wish to have built. Build My Home Hub Member Builders as a group have the opportunity to purchase both materials and professional services at discounted rates. Each Member Builder has the benefit of minimal overheads as he does not require extra staff or have extra vehicles or an office. Many do their own estimating and bookkeeping from their own home. You too can be the one to benefit.

These are not really necessary as your Hub Member Builder can provide them for you. However it can reduce time and save you money by dealing direct with a professional Building Designer. The Designers can select the best orientation to suit your requirements, for instance maximising a favourite view you may want from your living room, or selecting the best vehicle access, and very importantly to maximise energy efficiency. By providing a site plan as well as a concept plan that takes your changes and special needs into account, your Builder will be in a better position to provide a more accurate price. Build My Home Hub has various building professionals as members who we are happy to recommend. Just ask your consultant and we will have the Designer or other Professional contact you directly.
The orientation of your home on your site can greatly affect its energy efficiency and is likely to be required to suit street access for your car. One of the advantages of the Eco Smart Home designs is that they can be sited to best balance the sometimes opposing requirements for energy efficiency and to capture favourite views. When using the Design Application, you will see that many of our options allow you to position your car accommodation at either end of the design, providing a greater opportunity to position your home to suit your needs. All these designs can be either mirror reversed or reversed end for end, again providing a large number of options for orientation benefits. To further minimise costs, your home should be sited to make the best use of the slope of the land. On sloping blocks you have the choice of building under using an elevated floor or a conventional base. Do not overlook the option to have some of your accommodation positioned under your home. We have Builders who specialise in elevated floor construction, providing a home for you on sites like these.
Most of our homes are built conventionally on your building site and our Hub Member Builders offer two different floor construction methods – concrete slab or an elevated floor built in timber or steel. The choice is yours and, on a reasonably level site, the price is usually similar. Should you have the elevated floor raised up to cater for the slope of the land or to provide extra height for car parking or other requirements, then the building cost will be increased.
The choice again is yours, although the chosen Builder will generally have a preference to use either treated timber or steel.
There are times when the relocation of a home is known to be required prior to it being built due to future development, so we give you the option to build using our modular system with an elevated floor. This will generally allow the building to be relocated in the future with less expense.
Most designs today can meet the minimum efficiency standards although the method of construction may need to change to suit the location. For example, although the thermal mass of a concrete slab will in many locations be the best solution, a dwelling in a tropical location may be best constructed on an elevated floor to allow free air flow under. The Eco Smart designs were Architecturally-designed with high sloping ceilings, fully insulated and pre-finished, with solar panels and hoods to windows and doors. Using this method, all the Core Designs in the Eco Smart range have been pre-assessed and comply with Climate Zone 2, Logan City, Queensland. Please specify on your Home Buyer’s Brief should you require special Energy Efficient features such as these and others.
